Payment Policies

• Prices effective May 1st, 2007 and are subject to change. The price will be confirmed at the time of reservation.
• A final 11% Mendocino County Bed Tax will be added to all rental agreements.
• Half of the total rental price is due within twelve days of making your initial reservation. Reservations are not held and will not be booked until receipt of first payment.
• The remaining full rental balance is due 30 days prior to arrival.
• Payments can be made by personal check, or by Visa/Mastercard. We will personally contact you to obtain Visa/Mastercard information. For security, please do not email or leave a voicemail with your personal credit card information.
• Personal checks can not be accepted for final payment less than three weeks prior to your arrival.
• There is a $50 fee for returned checks.
• The renter is responsible for all long distance phone charges. Please use your long distance calling card. Note that cellular phone services in the Irish Beach and surrounding coastal communities are not available.
• Appliances, including hot tubs, occassionally require repair and will be resolved as soon as possible. No refunds or discounts will be given for unanticipated repair work.

Deposits

• A non-refundable $88.00 cleaning fee and hot tub sanitization will be included in all rental agreements, regardless of length of stay.The hot tub will be chemically balanced and sanitized by a professional crew prior to your arrival
• A refundable $100.00 security deposit will be added to all rental agreements. This deposit will be used to cover excessive damage as determined by the owners.

Cancellation Policies

• There is a $50.00 processing fee for cancellations 30 days before rental date; and 60 days before a holiday period. After this period, money will be refunded only if another rental is booked for your reservation dates, less the $50.00 cancellation fee.

Usage Policies

• Our home has been recently refurbished with a fully equipped kitchen. Paper products and linen are available for your use. The home will be professionally cleaned prior to your arrival. Please contact us during your stay if you find something that is not to your approval.
• Glassware and alcohol are dangerous in and around any hot tub. It is highly recommended to refrain from usage of either while enjoying the hot tub for your safety and that of others. Children must be supervised by an adult during their use of the hot tub.
• NO SMOKING is allowed inside the house or deck areas. If you have to smoke, please do so in the driveway area and dispose of your cigarette and ashes in a proper receptacle.
• Please leave the cover on the hot tub, turn off the jets, and lower to 99 degrees when not in use.
• Our laundry room and soaps are available for your use.
• Pets considered.

Departure Policies

• Departure time is 11am. Please obtain our approval for any later time or you may be subject to an additional rental night charge.
• Strip all linen off the beds, gather used bathroom and kitchen towels, and place them in the laundry room.
• Leave all bedspreads, pillows, and blankets on the beds.
• Remove all personal belongings. Owners are not responsible for any abandoned items.
• Remove all of your food items from the refrigerator and cabinets.
• Place the house key inside the door lock and spin the combination. If the key is not properly placed within the door lock at depature time the renter may be charged $100.00 for a replacement door set. This is necessary for security reasons.
• Leave the beach access card by the kitchen telephone. The renter may be charged $25.00 if the access card is missing.
• Lower the hot tub to 99 degrees and turn off the jets. Replace and strap down the cover.
• Wash and put away all used dishes, cooking utensils and silverware.
• Clean the BBQ if used.
